Where is your Stop Tap? Got a leak turn it off. Don't leave it. Its your responsibility.


Be quiet don't disturb other people, Zero quiet after 10pm Ask your quests no talking or being on phone in hallways & stairs after 10pm. If they don't respect the rules then they are not welcome.


Turn Fan boost on when showering, cooking Leave on for at lease 10 mins after a shower. 

For drying cloths leave fan boost on until dry.


Clean shower regular We use a squeegee to remove water from screen and tiles and tray after every shower. Helps keep it clean and mould free (Vent boost also helps). Use radiator to help dry out the bathroom. For us to replace the silicone will cost at least £150


Clean air filters every 3 months Buy new filters at least every 6 months if you don’t want to clean. Not having clean filters can damage the machine. Cost of replacing machine around £2000.


Clean windows inside every 8 weeks We pay for window cleaners to do outside. If you want the window cleaners to clean yours inside let me know i’ll get you a quote.


Clean communal areas, you spill something you clean it, your guests or deliveries make dirt you clean  it. No drinks, I have seen people drip drinks, also bin bags have dripped before. If I have to do it I will charge at least £150. Will be monitored more on CCTV


Clean your apartment regularly, Clean and maintain regular will help with your deposit when you leave. These are nice apartments please look after them.


Read rules and guides section regular. Yes allot to read but it's there to help you. (And will save you money when asking for your deposit back) If you don't follow the rules it could cost you. And you could be asked to leave. Same rules for everyone.

We want this small block of flats to stay a nice place to live and we only want people living here to think the same.


These rules are to help you. Some people when leaving seem always surprised when it comes to getting your deposit back. If the apartment is not in the same condition and cleanliness as when you moved in the deposit is used for this reason. Sometimes the deposit is not enough.
